Our Services

Flanigan & Associates maintains the credentials and knowledge to work closely with insurance carriers and property owners to maximize the return and minimize the risk inherent in construction projects.

Flanigan & Associates provides a single, reliable source you can count on for all of your Construction needs – Sevices Include:

Built-Up Roofing Systems

Commonly known as tar & gravel roofs they have been around for over a hundred years. They are composed of alternating layers of bitumen and reinforcing fabrics to create a finished membrane. The bitumen used can either be hot asphalt, coal tar or cold applied adhesive. Surfacing can either consist of aggregate or glass fiber and mineral surfaced cap sheets. Built-Up roof systems are extremely durable and are known to last much longer than single-ply roof systems. Prime installs products from most of the top manufacturers of these systems. We own all of our own kettles and are one of the few installers still able to perform these roof systems in our area.

Garden/Vegetative Roofing

Prime can install vegetative roofs from both Carlisle Syntec and Firestone Building Products. Prime prefers to install the modular tray systems. The modular trays from both manufacturers are 2’x2’ in size and are made from heavy duty polypropylene. The modular trays are installed over a protection layer depending on which manufacturer is chosen which is placed directly over the single-ply or modified bitumen roof system. What makes the modular tray system great is that the modular trays can be removed easily in the event of a leak or simply if the desire is to eliminate the garden roof from one area of the roof. The modular trays come pre-planted prior to arriving on the jobsite and is usually planted using native plants. Both Carlisle and Firestone offer single source warranties. Garden roofs offer these benefits:

1.) Extended roof life
2.) Been shown to lower heating & cooling costs
3.) Aesthetic Values
4.) Improves Air Quality & Reduces Urban Heat Island Effect
5.) Improves Storm Water Management

Metal Roofing

Metal roofs are durable, fire retardant and maintenance free. Whether it be onsite roll formed standing seam panels rolled with our New Tech roll forming machine or if factory roll formed panels are required we can meet your spec. Metal roofing is a great alternate to shingle roofs due to its longevity. Our in house sheet metal fabrication shop can fabricate all the necessary flashings and trims for the complete roof system to match each individual job-site condition. Prime currently buys metal from the top manufacturers on the market today and can also provide weather tightness warranties from a couple of the manufacturers. We can also roll form panels and drop them onsite if you prefer to install the metal roof system on your own.

Modified Bitumen Roof Systems

There are two types of modified roof systems to choose from which are SBS & APP. Modifiers are added to the rolls to provide more flexibility and give the rolls more stability. They are most commonly installed with two or three plies which involve the base sheet and intermediate sheet with a granulated cap sheet. SBS rolls can be applied using hot & cold asphalt and can also be torch applied. APP rolls cannot be applied using hot asphalt but can be applied using cold asphalt adhesive and can also be torch applied. Some of the new modified bitumen systems on the market today now involve self adhering sheets. The self adhering rolls come with a removable factory applied plastic that is attached to the underside of the sheet that needs to be removed before setting the roll in place.

Shingle Roofing

Shingle roofing is the most economical choice for most steep slope applications. Fiberglass and Organic shingles are the two types of shingles with Fiberglass shingles being the cheaper of the two and more popular. Prime installs all the major shingle brands. We are a SELECT ShingleMasters with CertainTeed and can offer CertainTeed SureStart Plus extended warranties.

Single-Ply EPDM, PVC & TPO

Single Ply roof systems are made up of factory fabricated sheets which come in rolls and are installed in the field as a single layer over the approved roof insulation. Single-Ply roof membranes are the most popular flat roofing product on the market today due to ease of installation and installation costs compared to the built-up roof systems. The three major single membranes are EPDM, PVC and TPO. They can be installed by these methods: Fully Adhered, mechanically attached, or loose laid with ballast stone. Prime is certified with the top single-ply roofing manufacturers and can provide roof warranties up to 30 years.

Slate Roofing

We install both natural and synthetic slate roofs. Synthetic slates are made to look like real slate and are manufactured using metal, rubber, plastics & other products. If weight or cost is an issue synthetic slate might be the way to go. We buy our organic slate from the various slate producers in Vermont who produce the slate from there quarries in Vermont. Natural slate will last a lot longer than the synthetic slates but the cost can be a lot higher. Also weight has to be taken into consideration when installing the natural slate. We can help you decide which option is the best way to go for your specific project.
