Built-Up Roofing Systems

Commonly known as tar & gravel roofs they have been around for over a hundred years. They are composed of alternating layers of bitumen and reinforcing fabrics to create a finished membrane. The bitumen used can either be hot asphalt, coal tar or cold applied adhesive. Surfacing can either consist of aggregate or glass fiber and mineral surfaced cap sheets. Built-Up roof systems are extremely durable and are known to last much longer than single-ply roof systems. Flanigan & Associates installs products from most of the top manufacturers of these systems.

Garden/Vegetative Roofing

Flanigan & Associates can install vegetative roofs from both Carlisle Syntec and Firestone Building Products. Flanigan & Associates prefers to install the modular tray systems. The modular trays from both manufacturers are 2’x2’ in size and are made from heavy duty polypropylene. The modular trays are installed over a protection layer depending on which manufacturer is chosen which is placed directly over the single-ply or modified bitumen roof system. What makes the modular tray system great is that the modular trays can be removed easily in the event of a leak or simply if the desire is to eliminate the garden roof from one area of the roof. The modular trays come pre-planted prior to arriving on the jobsite and is usually planted using native plants. Garden roofs offer these benefits:

Metal Roofing

Metal roofs are durable, fire retardant and maintenance free. Flanigan & Associates has teamed up with the best manufacturers and fabricators of standing seam metal panel systems. With a vast array of materials, colors, and profiles to meet your individual needs, we will design and install a metal roofing system that will spruce up any existing building or add that special architectural color and design to a new building. All metal roofing trim is made from the panel supplier’s flat sheet metal to match the color of the panels exactly. Trim is fabricated in a state of the art sheet metal shop to guarantee the best possible fit and finish to the project.

Modified Bitumen Roof Systems

There are two types of modified roof systems to choose from which are SBS & APP. Modifiers are added to the rolls to provide more flexibility and give the rolls more stability. They are most commonly installed with two or three plies which involve the base sheet and intermediate sheet with a granulated cap sheet. SBS rolls can be applied using hot & cold asphalt and can also be torch applied. APP rolls cannot be applied using hot asphalt but can be applied using cold asphalt adhesive and can also be torch applied. Some of the new modified bitumen systems on the market today now involve self adhering sheets. The self adhering rolls come with a removable factory applied plastic that is attached to the underside of the sheet that needs to be removed before setting the roll in place.

Shingle Roofing

Shingle roofing is the most economical choice for most steep slope applications. Fiberglass and Organic shingles are the two types of shingles with Fiberglass shingles being the cheaper of the two and more popular. Flanigan & Associates installs all the major shingle brands.

Single-Ply EPDM, PVC & TPO

Single Ply roof systems are made up of factory fabricated sheets which come in rolls and are installed in the field as a single layer over the approved roof insulation. Single-Ply roof membranes are the most popular flat roofing product on the market today due to ease of installation and installation costs compared to the built-up roof systems.

The three major single membranes are EPDM, PVC and TPO. They can be installed by these methods: Fully Adhered, mechanically attached, or loose laid with ballast stone.

THERMOPLASTIC POLY OLEFIN (TPO)
Thermoplastic single-ply roofing membranes are among the fastest growing commercial roofing products and have gained broad industry acceptance for their many performance and installation advantages.

At a time of increasing demand for more energy efficient roofing systems, TPO single-ply membranes offer high reflective qualities to reduce cooling costs and the urban heat effect.

TPO has exceptional resistance to ultraviolet, ozone, and chemical exposure. TPO is a great reroofing option and is most commonly used for flat roofing structures.

POLY VINYL CHLORIDE (PVC)
PVC is a rigid thermoplastic that relies on plasticizers for flexibility and additives for UV protection. As a thermoplastic, it can be heat welded at seams to produce a continuous roofing surface.

Flanigan & Associates only uses PVC sheet manufacturers using high quality plasticizers with an established record of superior performance. The material is frequently specified for restaurants due to its grease resistant qualities.

RUBBER (EPDM)
Worldwide, EPDM is the most popular type of roofing for both new and reroof low-slope applications. It is durable, extremely versatile, and easy for roofing professionals to install, maintain and repair.

EPDM roofing systems are based on a high-performance synthetic rubber compound, available in black or white. Advantages include high strength, low weight, and outstanding thermal expansion and contraction characteristics.

EPDM membranes have a 30-year record of proven weatherability in all types of climates. They are waterproof, highly resistant to ultraviolet deterioration, and well suited to applications ranging from office buildings, to warehouses, to hospitals, and schools.

Tile Roofing

Properly installed tile roofs can last up to 40 or 50 years, and sometimes even more!

Concrete and clay roof tiles are resistant to fire and moisture and also help conserve energy as well. Roof tiles can come in an extremely wide variety of both colors & architectural styles. Tiles are also one of the most commonly used roofing materials in all of south Florida.

Florida summers are hot, humid and often very stormy. Therefore, special attention needs to paid to the quality of your tile roof. These roofs need to meet certain standards when it comes to durability, safety, withstanding the elements such as sun and rain, and especially the strengths of tropical storms.
